Applying for a Pag-Ibig home loan is simple, here’s our journey, requirements, and tips to own your dream home.
Having a house that they can call their own home is possibly the biggest dream of every Filipino family, and it’s no different for us. It’s always a happy and fulfilling feeling when you can finally say, “This is it!” With the cost of buying or constructing a house, the next practical move would be to apply for a home loan.
With that, deciding to apply for a home loan is often already an exciting milestone in itself. Just the same, it can also be a bit petrifying and daunting, especially if you do decide to apply on your own. However, if you look at it from a bigger perspective, it’s actually fairly simple to submit a home loan application to Pag-IBIG. Read on to find out how we did the home loan application on our own.
Pag-IBIG Home Loan Requirements
Before diving into the home loan requirements, ask yourself first if you are eligible to apply for a Pag-IBIG home loan:
- Are you an active member? This means you have at least 24 monthly contributions.
- Is your age eligible? You are not over 65 upon application, and not over 70 when your loan matures.
- Are you in good credit standing or good credit history with no defaults? In short, maayos ka magbayad ng utang o wala kang tinakbuhan ng utang.
- Do you have the legal capacity to acquire and repay the property?
If your answer to all of the questions above is “yes,” then the next step would be to gather the requirements:
- Application Form: Completed Housing Loan Application Form, which you may download from the website or from any Pag-IBIG branch
- Membership Status Verification Slip (MSVS), which you may get online or from any Pag-IBIG branch
- Proof of Income: Varies by employment type (if locally employed, certificate of Employment & Compensation (CEC) with salary, Payslips, and Income Tax Return (ITR); for business owner/self-employed/freelancer, financial statements, business permits, ITR, and Bank Statements; and for OFWs, employment contract, certificate of employment & Compensation, ITR from host country, and Bank Statements).
- Valid ID: Government-issued ID (PhilID, Passport, Driver's License, etc.).
- Proof of Billing: Latest utility bill.
- Property Documents: Contract to Sell/Deed of Sale (download the prescribed template here), Tax Declaration (you may request it online from your local city hall), updated Tax Receipt (you may request a copy from the seller).
- For Construction/Home Improvement, you need to submit the building plans, specifications, and bill of materials.
Our experience in submitting requirements to Pag-IBIG
You may submit the application requirements online or in-person. Honestly, we didn’t know that you could do it online; that’s why we went to the Pag-IBIG office in Mandaluyong City to submit the requirements. Anyway, I think it was much better to submit the documents in person because you can immediately talk to a Pag-IBIG officer who will immediately evaluate your documents and give their feedback on the requirements.
For example, in our case, we were informed that the contract to sell has a prescribed format and wording (you can download the template here), and it didn’t have to be notarized; it just needed to be signed by the seller and the buyer. We had our document notarized, which meant that we had to pay a hefty fee since it was based on the property’s price. That would already save you a few thousand pesos.
With that, you can immediately address the comments and return to Pag-IBIG with the revised or acceptable requirements.
When submitting the requirements, you would also have to pay a fee. Once submitted, the loan officer would schedule a virtual meeting or group call with the seller. For this one, the buyer can opt not to join because this is just a process to verify that the owners are indeed selling the property.
Simultaneously, the property would also have to be assessed to determine the market price, which in turn would influence the final loan amount to be approved.
After all of this, it’s more or less just a waiting game for Pag-IBIG’s approval of your loan application. What I like about Pag-IBIG is how efficient they were in communicating with me (updates via email, SMS, and sometimes even via messenger).
Once approved, you would have to pick up the Letter of Guarantee, and depending if you accept the loan or not, you would have to have a face-to-face meeting at the Pag-IBIG office together with the property owners. In parallel, you would also have to accomplish the requirements like transferring the title to your name, making tax payments, and so on. For this final set of requirements, you would have 90 days to fulfill everything. In case you need an extension, Pag-IBIG is very accommodating; you just need to send them an email to request an extension.
Epilogue
Hindi naman talaga complicated ang Pag-Ibig home loan application. As long as you have completed the prescribed requirements, you are on your way to owning your dream home. Not only that, you have the option to apply online or in person, depending on how comfortable you are with doing it.
